Once a year for normal home use, ideally in spring before the heat. For heavy use, a let property or somewhere damp, twice a year (spring + autumn) is better, near the coast that’s worth it because salt air is harsher. Rinsing the filters yourself between services helps too.
The musty smell is mould and biofilm on the indoor coil, common in homes that have run a while without a service, or sat closed up. A proper service removes it: we deep-clean the coil and filters and add an anti-mould treatment. It comes back if the unit isn’t cleaned, which is why a yearly service helps.

Yes. Daikin, Mitsubishi and LG require an annual service record to keep the warranty valid, a claim can be refused without it. Every visit comes with a signed report you can keep for the warranty registration.
Yes, a split is a heat pump, so the same unit cools in summer and heats in winter. Servicing keeps both seasons working, important in Portugal where winters are mild but damp and a split is cheaper to run than electric heaters.
Typically €500–1,200 a year for a household: dirty filters add to the electricity bill, a blocked drain can mean wall mould and re-plastering, and an undetected leak means an emergency gas top-up (€120–280). If you let the place, a bad review for smell or noise costs more again. Annual Pro at €149/unit pays for itself the first time it avoids one of these.

Yes, we do this for many part-year owners. We arrange access with your key-holder or neighbour, service and clean the unit before your stay, and email you photos, the report and the fatura. You pay by transfer.
Some of it, yes. You can rinse the removable filters monthly (warm water, mild soap, dry fully) and check the outdoor unit is clear. You can’t legally do the gas check or top-up (R-32/R-410A need an F-Gas certified technician), the chemical coil clean, or the electrical checks, and doing those yourself voids the warranty.
Always, every job comes with an official fatura showing your NIF. If the AC is in a space used for a business or a registered rental, the servicing is generally a deductible expense, useful for your accounts or NHR/IRS. Keep the fatura and the report.
