One-off visit or an annual contract?

Three levels of commitment for typical situations: a single visit, a home contract, or a plan for several units. Just the question, “which plan makes sense for me?”

One-off · single visit

I have one unit in the living room that hasn’t been serviced since 2022. How much for a one-off visit?

One-off service €85 + VAT per unit. Includes a deep-clean of the filters and indoor coil, a gas-pressure check, condensate drainage and a signed PDF report by an F-Gas Cat. I technician.

The anti-mould treatment is optional: +€35. For one unit it’s a single 45–60 min visit.

Includes 2 scheduled visits (spring + autumn), an anti-mould treatment, an F-Gas check, 4-hour priority in working hours and 10% off parts. It renews automatically, and you can cancel any time.

What does servicing cost? Three worked examples

Three real scenarios: a home with several units, someone letting several flats, and a building-wide system. Prices + VAT.

A home

A home with 4 units

An apartment or house with 4 indoor units (single or multi-split).

  • One-off, ad-hoc4 × €85 = €340
  • Annual Pro (recommended)4 × €149 = €596
  • 2 visits/year + 4h priorityincluded
  • Discount on parts and labour10%

Without a contract, every breakdown is full price. Pro pays for itself the first time it avoids a gas top-up (€120–280 for R-32).

Several flats

8 flats you let

A landlord with 8 flats, each with one unit.

  • Portfolio plan8 × €119 = €952
  • A dedicated account contactincluded
  • Scheduled around bookingsincluded
  • One consolidated invoiceincluded

Near the coast, where salt air is harsher, add a seasonal visit to the Portfolio, ask us.

Building-wide

A central / building-wide system

A shared central system for a whole building (heat pumps + air handling). Larger systems have their own legal servicing requirements, which we handle.

  • Dedicated quote€1,800–2,800/yr
  • Accredited responsible technicianincluded
  • Annual compliance reportincluded
  • Documentation for the buildingincluded

The quote depends on the installed capacity and the building. We confirm it after an on-site assessment.

What does skipping servicing cost? €500–1,200/year

Four real costs when a unit is neglected for more than 18 months. Each line cites its source, real figures, not invented.

What to check before you hire

Three things worth asking of any AC servicing company here, two are about competence and the law, one is about real protection for you.

Required by law

F-Gas certification — category I

Any work on the refrigerant circuit (R-32, R-410A) must be done by an F-Gas certified technician. It’s a legal requirement, not an optional extra.

  • Cat. I = the highest level, no charge limit
  • Covers homes, commercial and industrial
  • A signed gas-charge record after each visit
A technician without it voids the manufacturer’s warranty automatically.

VentoFix: Category I, the whole team

Everything in writing

A signed report each visit

Every visit should produce a signed report: pressure readings, before/after photos and the gas-charge record. It’s your proof the work was done, and what to send your insurer, accountant or for a rental.

  • Keeps your manufacturer warranty registered
  • Useful for a rental or for your accounts
  • You get a fatura with your NIF

Larger building-wide / central systems have their own legal servicing requirements, which we handle for you.

Signed by an F-Gas Cat. I technician

Real protection

6-month parts warranty + anti-mould

A 6-month warranty on replaced parts, versus the usual 30 days. The anti-mould treatment is included on Annual Pro and Portfolio, it’s more than a filter rinse.

  • Signed PDF report by an F-Gas Cat. I technician
  • Before/after photos kept on file
  • One fixed price, no surprises at the end
A quote with no breakdown of the work is a red flag, get a second one.

Prices + VAT

What every service visit includes

No surprises at the end. The price you agree is the price you pay, with a signed PDF report emailed after each visit.

🧹
Deep-clean + anti-mould treatment

A full clean of the filters, drain tray and indoor coil, plus an anti-bacterial, anti-fungal treatment against the mould that causes the musty smell. Important in damp homes and near the coast.

🌡️
Refrigerant gas check

We measure the operating pressures and check for leaks. A unit low on gas costs more to run, cools and heats less, and wears the compressor out sooner.

Electrical and safety check

We check the electrical connections, current draw and protections, catching faults early before they become a breakdown or a safety risk.

🔧
Outdoor unit clean

We clean the grilles and coils of the outdoor condenser. A blocked condenser can raise running cost by 15–30% and shorten the compressor’s life by years.

📱
Full operating test

We test every mode, cooling, heating, fan and dehumidify, and check the remote, the Wi-Fi (if any) and the condensate drainage.

📋
Signed PDF report + fatura

A full PDF report with pressure readings, before/after photos, the gas-charge record and recommendations, plus a fatura with your NIF. Useful for insurance, a rental or your service history.

Common questions about AC servicing in Portugal

The questions English-speaking customers ask most, costs, the musty smell, warranty and what a service includes.

A rule of thumb by commitment: one unit, occasional use → one-off service €85 + VAT per unit. 2–4 units in a home you use regularly → Annual Pro €149/unit/year (2 visits, anti-mould treatment, F-Gas check, 4h priority, 10% off parts). 5+ units, or you let several properties → Portfolio €119/unit/year with a dedicated account contact, one consolidated invoice, and 15% off parts.
Once a year for normal home use, ideally in spring before the heat. For heavy use, a let property or somewhere damp, twice a year (spring + autumn) is better, near the coast that’s worth it because salt air is harsher. Rinsing the filters yourself between services helps too.
The musty smell is mould and biofilm on the indoor coil, common in homes that have run a while without a service, or sat closed up. A proper service removes it: we deep-clean the coil and filters and add an anti-mould treatment. It comes back if the unit isn’t cleaned, which is why a yearly service helps.
Yes. We deal with you in English from booking to the report: the visit, what we found and the invoice are all explained clearly, so you always know what you’re paying for.
Yes. Daikin, Mitsubishi and LG require an annual service record to keep the warranty valid, a claim can be refused without it. Every visit comes with a signed report you can keep for the warranty registration.
Yes, a split is a heat pump, so the same unit cools in summer and heats in winter. Servicing keeps both seasons working, important in Portugal where winters are mild but damp and a split is cheaper to run than electric heaters.
Typically €500–1,200 a year for a household: dirty filters add to the electricity bill, a blocked drain can mean wall mould and re-plastering, and an undetected leak means an emergency gas top-up (€120–280). If you let the place, a bad review for smell or noise costs more again. Annual Pro at €149/unit pays for itself the first time it avoids one of these.
Yes, that’s the Portfolio plan: €119 per unit/year from 5 units, two visits a year scheduled around your bookings (never with guests in), one consolidated invoice with your NIF, and a report per property. We arrange access locally so you don’t have to be there.
Yes, we do this for many part-year owners. We arrange access with your key-holder or neighbour, service and clean the unit before your stay, and email you photos, the report and the fatura. You pay by transfer.
Some of it, yes. You can rinse the removable filters monthly (warm water, mild soap, dry fully) and check the outdoor unit is clear. You can’t legally do the gas check or top-up (R-32/R-410A need an F-Gas certified technician), the chemical coil clean, or the electrical checks, and doing those yourself voids the warranty.
Always, every job comes with an official fatura showing your NIF. If the AC is in a space used for a business or a registered rental, the servicing is generally a deductible expense, useful for your accounts or NHR/IRS. Keep the fatura and the report.

peace of mind.
