Four situations we hear most in Lisbon

🏠
Your flat has never been serviced

You moved in, the AC came with the place, and two summers on it smells musty when it starts and one room cools weakly. It just needs a proper service: deep-clean, gas check, and a report, booked easily in English.

🏢
You let several flats in Lisbon

Long-let or short-let, tenants complain about smell or weak cooling and you’re tired of one-off call-outs. One annual contract covers every unit, access arranged around your tenants, one invoice, English reports you can forward.

🛠️
A multi-split that needs its warranty kept

Lumiar, Telheiras, Parque das Nações: a 4–5 unit Mitsubishi or Daikin multi-split fitted by the developer years ago and never reviewed. A yearly service keeps it cooling, heats reliably in winter, and keeps the manufacturer warranty valid.

📍
Greater Lisbon, call-out included

Oeiras, Cascais, Sintra: homes outside the centre often get charged travel by city firms (the “€49 + per unit” model). With us the price per unit already includes the visit, no hidden extras.

I let four flats in Lisbon, mostly long-term plus a couple of short-lets. Tenants keep complaining about a smell or weak cooling and I’m tired of booking emergency call-outs one flat at a time. I want one annual contract that covers all of them, with access arranged around the tenants and a single invoice. Do you do that, in English?

Conor · 7:22

The Portfolio plan is the right fit: €119 per unit/year for 5+ units (we’ll quote 4 the same way), with 2 visits a year and the schedule built around your tenants — we arrange access with whoever holds the keys. One consolidated invoice with your NIF for your accountant, plus a separate report per flat you can forward to a tenant or owner.

One team, one trip across your flats, no repeat call-out charges. Top priority on breakdowns (2-hour response), 15% off any repairs.

e.g. 5 flats × €119 = €595/year + VAT

Flat never serviced
website formPríncipe Real

I relocated to Lisbon and my flat came with a multi-split. It’s run for two summers and never been serviced. This spring it smells musty when it starts and one bedroom barely cools. I don’t know who to call or what a fair price is, and I’d like a proper invoice with my NIF for my accountant. Can someone English-speaking sort it out?

Megan · 18:47

The musty smell is mould and biofilm on the indoor coil — exactly what a proper service removes. Start with a one-off service (€85 per unit): deep-clean of the coils and filters, gas-pressure check, electrical and drainage check, and a signed report. We sort the weak bedroom at the same visit (usually a clogged filter or a small gas top-up).

Everything explained in English, and you get an official fatura with your NIF. If you’d like it kept up yearly afterwards, the Annual Pro (€149/unit/year, two visits) keeps it cooling and the smell away — but there’s no obligation.

Cascais multi-split, keep warranty
website formCascais

We retired to Cascais and have a Mitsubishi multi-split (1 outdoor + 4 indoor) fitted by the developer six years ago. We’ve never had it serviced. There’s a faint “tick-tick” from the living-room unit and we want it looked after properly once a year — kept cooling, working in winter, and the Mitsubishi warranty kept valid. How long does it take, and do we get a report for the warranty?

David & Hannah · 21:38

For a 1+4 multi-split, a full service takes 2–3 hours: deep-clean of all four indoor units and filters, gas-pressure check on the outdoor unit, and tracing the tick-tick (usually a bracket gone slightly loose after six years). Clean filters also cut running cost, dirty ones can add 15–30%.

You get a signed, dated report with each unit’s serial number, valid to keep your manufacturer warranty registered. Saturday mornings are available on the Cascais line, and everything is explained in English.

Annual Pro: €149/unit/year (4 units = €596 + VAT) · 2 visits + priority + anti-mould treatment + 10% off repairs

Part-year flat, service before arrival
emailChiado · owner in Germany

I have a small flat in Chiado I use a few months a year and lock up the rest. Every time I come back the air conditioning smells stale and I don’t trust the air until it’s cleaned. Can you service and clean it before my next stay, while I am still in Germany? A neighbour holds the keys, and I’d need the invoice by email.

Sabine · 14:15

Yes, we do this for many part-year owners. We arrange access with your neighbour, deep-clean the indoor coil and filters (that stale smell is mould on the coil), check the gas and drainage, and run it before you arrive. We email you photos, the report and the fatura, and you pay by transfer.

If you’d like it done every spring before your stay, the Annual Pro (€149/unit/year) covers it automatically with a pre-arrival visit — no need to remember each year. Everything in clear English.

What does skipping AC servicing cost?

Honest tables: what happens if you skip preventive servicing. Skipping it always costs more over time.

① Visible costs in year 1–2 (no servicing)

SymptomIf leftReactive costRisk
Dirty filters+15–25% running cost+€200–400/yr electricityHigh
Blocked drainWater leaks onto the floor€100–180 + floor damageMedium
Low gas chargeEfficiency drops 20–30%€180–350 emergency re-gasMedium
No coil cleanMould, smell, allergies€100–200 reactive deep-cleanMedium

In Lisbon, 32–36 °C in July–August means the AC runs 8–12 h/day for months. Left alone, reactive costs in year 1–2 can add up to €500–1,130 — well above the Annual Pro at €149/unit/year that prevents them.

② Equipment lifespan, years 3–7

ComponentNo servicingWith Annual ProVerdict

Early replacement€1,200–1,800 at year 7Pushed to year 12+Protects

Daikin, Mitsubishi and LG require an annual service record to keep the warranty valid (a claim can be refused without it). On a 4–5 unit multi-split in Lumiar, Telheiras or Parque das Nações, the Pro plan pays for itself the first time it saves a component.

③ Extra risk if you let the flat

For a let in Lisbon, a single 1-star review can take months of booking score to recover. A Portfolio plan at €119/unit, scheduled around your bookings, means no AC failures at check-in.

If you’re abroad most of the year, a pre-arrival visit each spring solves all of this: we arrange access with your key-holder, service and clean the unit before you land, and email you the report and fatura. The Annual Pro builds it into the plan so you don’t have to remember.

Common questions about AC servicing in Lisbon

Yes. We deal with you in English from the first message to the report: booking, the visit, what we found and the invoice are all explained clearly.
The smell is mould and biofilm built up on the indoor coil, common in flats that have run a couple of summers without a service. A proper service removes it: we deep-clean the coil and filters, add an anti-mould treatment, and the smell goes. It usually comes back within a year or two if the unit isn’t cleaned, which is why an annual service helps.
Once a year for a home, ideally in spring before the heat. If you let the flat or someone has allergies, twice a year (spring + autumn) is better. Rinsing or vacuuming the filters yourself every few weeks between services helps too.
Yes, that’s what the Portfolio plan is for: €119 per unit/year for 5+ units, two visits a year scheduled around your tenants, one consolidated invoice with your NIF, and a separate report per flat you can forward. We arrange access with whoever holds the keys, so you don’t have to be there.
Yes. We arrange access with your key-holder or neighbour, service and deep-clean the unit before your stay, and email you photos, the report and the fatura. You pay by transfer. The Annual Pro can build a pre-arrival visit into the plan each spring.
A 1+4 multi-split takes 2–3 hours: deep-clean of all the indoor units and filters, a gas-pressure check on the outdoor unit, and a test of every mode. You get a signed, dated report with each unit’s serial number, which keeps your Daikin/Mitsubishi warranty registered (they require an annual service record).
If the unit is under 3 years old and has never failed, a one-off service (€85/unit) is fine. Once it’s 5–6 years old and never serviced, the first visit is longer, and the Annual Pro (€149/unit/year: two visits, priority, anti-mould, 10% off repairs) is the better balance, and it works out cheaper than two one-off visits.
Yes. We cover Lisbon, Oeiras, Cascais, Sintra, Amadora, Loures and Odivelas with no extra travel charge, the price per unit already includes the visit. That’s different from city firms that add a “€49 + per unit” call-out. Only genuinely outlying areas may add €15–30, always agreed first.
Yes. For allergies or asthma we go well beyond a basic filter rinse: we remove and chemically clean the indoor coil (where the mould and bacteria behind the smell and fine particles build up), clean the fan, and check the finer filters where the model has them. Twice a year is best. We can leave before/after readings you can show a doctor.
The plan covers labour, the full clean, technical checks and the report. It doesn’t include parts (board, sensor, valve) or a gas top-up if there’s a leak, those are quoted separately, with 10–15% off on Pro/Portfolio. As a rough guide, an extra filter is €15–40, R-32 gas is €80–150 depending on the amount. A full one-off visit with leak test and top-up is €149.
We service all the HVAC in the home, so you don’t need one company for the AC and another for the heat pump. That covers AC (any brand), hot-water and heating heat pumps (Daikin Altherma, LG Therma V, Mitsubishi Ecodan), pool heat pumps, and MVHR ventilation. One contact, one invoice. If you add a heat pump or MVHR later, it joins the same contract.
