Four kinds of installation we do most in Lisbon
🏢
A flat with no AC, and a building that has to approve the outdoor unit
Many Lisbon apartments (Alvalade, Areeiro, Avenidas Novas) have no AC, and putting the outdoor unit on the façade needs the building’s (condominium) approval. We make that easy: we prepare the request pack the residents’ meeting expects, a mock-up of where the unit goes, the noise figure in dB (premium units are about 19 dB), and confirmation it won’t affect the structure. We’ve got plenty of these approved.
A new-build flat with “pre-installation” already in the walls
Newer buildings (Parque das Nações, Telheiras, Lumiar) are often handed over with the AC pre-installation done by the developer: the pipework and electrical point are already in the walls, with the outdoor space ready. All that’s left is the units, the gas and the final connection, so we can supply and connect a multi-split (Daikin, Mitsubishi) in a day, with the official certificate for the brand warranty.
A flat in the historic centre where you can’t touch the façade
In the protected historic areas (Alfama, Mouraria, Bairro Alto, Chiado, Graça) you’re not allowed a visible unit on the main façade. There are compliant ways round it: the outdoor unit in an internal courtyard, ducting hidden in a false ceiling with discreet grilles, or a unit with no outdoor box at all. We survey on site and tell you honestly what’s allowed before quoting, so you don’t end up in trouble with the building or the council.
A family home in Cascais that needs several rooms done
Out in Cascais, Estoril and Oeiras, families often want several rooms cooling in summer and heating in winter, not just one unit. We size a multi-split to the house, recommend a quiet, reliable brand (Daikin, Mitsubishi), run the pipework neatly, and give you one fixed all-in price. In a renovated home we check for any existing pre-installation first and keep the new walls and ceilings intact.
I’ve just moved to Lisbon and rent a 2-bed in Alvalade with no air con. My landlord is fine with it, but I gather the building has to approve the outdoor unit, and I don’t speak Portuguese or know how that works. Can you handle the request and explain it in English?
Megan · 9:05pm
Yes, we do this all the time. We prepare the pack the residents’ meeting expects: a mock-up of where the outdoor unit goes, the noise figure in dB (premium units are about 19 dB), and confirmation it won’t affect the structure, and we deal with you in English throughout. Once it’s approved we install the week after.

My flat in Parque das Nações was built with AC pre-installation, the pipework is already in the walls but no units. I work from home and the office room is hot. What do I need to buy to finish it, and can you connect a multi-split for the living room and two bedrooms in a day?
Lars · 12:18
With pre-installation it’s straightforward: the pipework and points are in place, so you just need the units, the gas and the final connection. We’d fit a reliable multi-split (a premium A++ unit, good for winter heating too), done in a day, with the official certificate for the manufacturer warranty.
Connect a 3-room multi-split: €2,800–3,200 + VAT (units + gas + connection)

Install booked for the weekend, connected to the existing pre-installation
We bought a flat in Graça, in a protected old part of the city. We’d love air conditioning but we’re told we can’t put anything on the façade. Is there a way to have it that’s actually allowed here? We’re happy to pay more for something done properly that doesn’t spoil the building.
Ian & Cathy · 16:40
For protected façades there are three compliant routes: the outdoor unit in an internal courtyard if the building has one (the council’s preferred option); ducting hidden in a false ceiling with discreet grilles; or a unit with no outdoor box at all (cheaper, a bit less efficient). We survey on site and tell you which actually works for your flat before quoting.

On-site survey booked to choose the most discreet compliant option
We have a house in Cascais and want air conditioning in several rooms, something that also heats in winter. We’d like clear advice on the right system, one fixed price, and a company that turns up and finishes the job properly. The walls were redone recently, so we’d rather not have visible trunking everywhere.
Sabine · 10:12
We’d survey the house, size a multi-split to the rooms you use, and recommend a quiet, reliable premium A++ unit that cools in summer and heats in winter. We check for any existing pre-installation first; where there isn’t any, we run the pipework neatly and paint trunking to match the wall, keeping the new finishes intact. One fixed all-in price.
Four typical setups, with honest price ranges. On the survey we match the right one to your home, your building’s rules and any pre-installation.

2026 figures: standard electricity tariff €0.1885/kWh. A modern R-32 inverter is roughly twice as efficient as a 12-year-old system. Realistic Lisbon usage: ~500 cooling hours/year for one room, ~800 for three. Real figures depend on the home and how you use it, we put your numbers in writing on the survey.

We cover all of Greater Lisbon and the Cascais–Estoril line, and the right answer differs by situation: apartments with no AC (Alvalade, Areeiro, Avenidas Novas), where we handle the condominium permission; new builds with pre-installation (Parque das Nações, Telheiras, Lumiar), connected in a day; the protected historic centre (Alfama, Bairro Alto, Chiado, Graça), with discreet compliant solutions; and houses in Cascais, Estoril and Oeiras, with a quiet whole-home multi-split.
AC installation in Lisbon: common questions
Usually yes, putting the outdoor unit on the façade needs the building’s (condominium) approval at a residents’ meeting. We make that easy: we prepare the pack they expect, a mock-up of where the unit goes, the noise figure in dB (premium units ≈19 dB), and confirmation it won’t affect the structure, all explained to you in English. We’ve had plenty approved.
A single unit for one room starts around €950 + VAT, all-in. Two rooms (living room + bedroom) from about €1,200 + VAT. You get one fixed price with the units, pipework, brackets and labour, and we include the condominium permission pack.
If the developer left the pre-installation (the pipework and points are in the walls), all that’s left is the units, the gas and the final connection. We can supply and connect a multi-split in a day; a three-room job is typically €2,800–3,200 + VAT.
For apartments we usually fit Daikin or Mitsubishi, reliable, quiet and with parts available for years. And yes, a split is a heat pump, so it also heats in winter, which is genuinely useful in Lisbon’s cool, damp months. We size it to your rooms and recommend the right model, not just the most expensive one.
In the protected areas (Alfama, Bairro Alto, Chiado, Graça…) you can’t put a unit on the main façade. The compliant options are: the outdoor unit in an internal courtyard, ducting hidden in a false ceiling with discreet grilles, or a unit with no outdoor box. We survey on site and tell you honestly which works for your flat before quoting.
Yes, in the protected zones (the Baixa, Alfama, Castelo, parts of Chiado) a visible unit on the main façade isn’t allowed. On side streets and internal courtyards there are discreet, approved options. We check what’s allowed for your address on the survey before quoting.
Many recent renovations include pre-installation (pipework between inside and outside, a dedicated electrical point). We check it on the survey, from the documents and a quick inspection. If there’s none, we run discreet trunking painted to match the wall, without damaging the new ceilings.
A single unit takes 4–6 hours; two rooms about a day; three or four rooms one to two days. We keep mess to a minimum, run trunking neatly and paint it to match, and can work weekends or evenings to suit the building.
Yes. We cover central Lisbon and all of Greater Lisbon, plus the Cascais–Estoril line and Oeiras, with no extra call-out charge. For the south bank (Almada, Seixal) we have a dedicated team.
Always. Every job comes with an official fatura showing your NIF, useful for your accounts or NHR/IRS. The warranty (3 years equipment + 1 year labour) is in writing and in English.
For a unit over 10 years old on old R-410A gas, which now costs far more to top up than the R-32 used in modern units, replacing it with a modern R-32 inverter cuts the running cost by around 45%. For a three-room home that’s roughly €500–680/year saved, plus no more re-gas bills, so it typically pays back in about 4 years.
